FOIR
Fixed obligations to income ratio
The share of your monthly income that goes on EMIs, which lenders use to decide how much they'll lend.
FOIR = all EMIs (including the new loan's) ÷ monthly income. Banks typically allow 40% to 60%, depending on income and the lender.
Closing a small loan or a car loan before applying for a home loan can raise how much you can borrow.
Example
Take-home ₹1 lakh, FOIR limit 50%, existing EMI ₹10,000: up to ₹40,000 for a new EMI.
