Home Loan Prepayment: How Much Interest Can You Really Save?

Worked examples on a ₹50 lakh loan — and why reducing the tenure usually beats reducing the EMI.

In the early years of a home loan, most of each EMI goes towards interest. That's exactly why part-payments made early are so powerful: every rupee of principal you repay stops attracting interest for all the years that remain.

The example

Take a ₹50 lakh home loan at 8.5% for 20 years. The EMI is about ₹43,391, and over the full term you'd pay roughly ₹54.1 lakh in interest — more than the loan itself.

₹50 lakh at 8.5% for 20 years, keeping the EMI the same and shortening the tenure.
  • ₹2 lakh once, at the start: saves about ₹8.05 lakh of interest and ends the loan 23 months sooner
  • ₹50,000 every year (₹8 lakh in total over the life of the loan): saves about ₹11.5 lakh and ends it 44 months sooner
  • The same ₹2 lakh, but used to lower the EMI instead: the EMI drops to about ₹41,656 and saves about ₹2.2 lakh

Shorter tenure or smaller EMI?

Keeping the EMI and shortening the tenure saves far more interest, because the loan stops earlier. Lowering the EMI makes sense when monthly cash flow is tight or you want breathing room. Many lenders let you choose, so ask before you pay.

Before you prepay

  • Keep an emergency fund of 3–6 months of expenses first
  • Compare your loan rate with what the money could reasonably earn elsewhere, after tax
  • If you're in the old tax regime, remember the home-loan interest deduction under section 24(b) shrinks as interest falls
  • Floating-rate home loans for individuals usually have no prepayment charges in India, but confirm with your lender
  • Ask for an updated repayment schedule after every part-payment

Try it with your own loan

The free home-loan prepayment calculator shows the interest saved and months cut for a one-time or yearly part-payment. In the app, the loans tracker keeps your actual outstanding balance and EMI schedule, and every prepayment you record updates the interest saved and your closure date.
