Is prepaying worth it?
Interest is charged on the outstanding balance, so every rupee you prepay stops earning interest for the bank for the rest of the loan. Prepaying early in the loan saves the most.
After a part-payment, banks let you either keep the EMI and finish sooner (saves more interest) or keep the end date and lower the EMI. Banks can't charge prepayment penalties on floating-rate home loans to individuals.
Compare against investing: if your loan rate after tax benefits is lower than what you'd safely earn elsewhere, investing may be better.
